RESIDENTIAL PLANNING PARAMETERS FOR ZONE-IV AND ZONE-V

CDA's 6th Board Meeting on May 09, 2018, approved the numerous planning parameters for the construction of Medium Rise Residential Apartments in Zones II, IV, and V. These measures were taken not only to ensure the quality of living of residents but also to maintain the uniformity of construction in these zones.

In this regard, the following parameters were specified for the construction of residential apartment complexes.

Parameters for Apartment Complexes with Passenger and Cargo Lifts:

  • The minimum area required for the construction of midrise apartment buildings is 20 Kanals while 200 Kanals is the maximum area for which approval permission can be granted.
  • FAR required to get apartment complexes approved is 3.5.
  • Highrises with passenger and cargo lifts must have a minimum ground coverage of 40%.
  • The maximum number of stories allowed for such buildings is 9 besides the ground floor.

Parameters for Apartment Complexes without Passenger and Cargo Lifts:

  • The Maximum number of stories allowed for such buildings is 3 in addition to the ground floor.
  • Ground coverage must be 60% of the total plot area.
  • Minimum block distance must be 40 feet with a minimum road width of 50 feet.
  • Access to the site must be provided according to the standards set in CDA Board Meeting held on 9th June 2017.
  • Sponsors of the scheme will be responsible for the management of services.
  • In order to avoid the illegal use of areas besides residential apartments and commercial complexes, such as roads and parks, these areas would be transferred in the name of CDA.

Approval:

The layout plan and architectural and structural designs of the residential buildings are to be approved by CDA.

Sewerage Treatment Plant:

A sewerage treatment plan is to be provided within the living proximity.  If the facility is available, the community’s sewerage system can be connected with CDA’s main lines on payment. If a sewerage network is not available, a compact sewerage treatment plant is to be provided.

Solid Waste Management System:

It is necessary for the management of such complexes to dump garbage at the approved garbage disposal sites. Moreover, the management should also submit a plan for the disposal of 1kg of garbage per person or per day. Plans of approval must also be submitted alongside.

Completion Period:

The completion period is specified according to the total area of the building.

  • A 20 Kanals to 100 Kanals building must be completed within a 3 years duration.
  • A 101 Kanals to 150 Kanals building must be completed within 4 years.
  • A building comprising 151 Kanals to 200 Kanals must be completed within 5 years.

Bank Guarantee:

A bank guarantee of RS. 300 per square foot of covered area will be issued at the completion of the project.

NOC Approval:

For the issuance of NOC, one ought to get LOP, building plans, engineering designs, and structural designs approved. In addition to that, payment of the Bank Guarantee is also necessary for the acquisition of NOC.
